This substance thrives in humidity and hot temperatures and spreads out, having a destructive effect on your roof. It feeds off the moisture that certain types of shingles hold on to. While the roof is effected, it begins to lose its ability to reflect UV rays and eventually rots the shingles. This has been said to effect roofs severely and can take up to 10 years off the life of a roof. Soft washing is the only way to effectively remove this algae without damaging the shingles and voiding any warranty. The Asphalt Roofing Manufacturers Association recommends low-pressure bleach or detergent assisted washing as the preferred method for cleaning asphalt roofs in order to prevent damage to the shingles.
Pressure washing a roof, even at low pressure, can and will void your warranty and cause granular loss. This means that the integrity of the roof tiles will be compromised due to damage from the intense pressure of the water. In addition, power-washing only scrubs the surface of the roof without removing the root systems that have grown in, around, and under the tiles.

The photos below are of a concrete slabbed patio and path heavily colonised by black spot ( black lichen dots) and black algae.
We cleaned the surfaces by soft washing with Benz Lightning Cleanze at 5:1 dilution.
Quick tip: It’s important to rinse well between treatments to remove the dead black lichen dots, spots and algae. This allows subsequent applications of Benz Softwash biocides to soak more deeply into the surface.
Btw: On particularly tough black lichen dots and spots it can be beneficial to use a jet washer after the first treatment with Lightning Cleanze. Set it to low pressure and hold the nozzle back from the surface (so as not to damage the concrete). Even at low pressure, the jet washer will easily lift any remaining dead lichen out of the surface.
Benz Bio Cleanze to ensure the newly cleaned surface remained clean. After we’d cleaned the black lichen spots and black algae from the concrete paving slabs we appliedto ensure the newly cleaned surface remained clean.
This gave the concrete patio and paths the powerful “residual biocide” effect this product offers, helping prevent the re-growth of the black lichen dots, spots and algae.
Bio Cleanze continues to work for up to 12 months following application, which means this patio and path became even cleaner as time went on.
